Byrdir Farmhouse Bed & Breakfast

Access Statement

General

·       All the Bed & Breakfast sleeping accommodation at Byrdir is on the first floor of the main house. Ground floor sleeping accommodation is available in the cottages

·       The main house at Byrdir has an audible smoke detection system only. If specific requirements are needed in the event of an emergency, please discuss this with us prior to, or on your arrival

·       Mobile-phone network coverage is unreliable in this area.

·       Any information supplied by the proprietors of Byrdir can be produced in large print if required. Please ask

·       Assistance dogs are welcome

·       There is no public transport service to Byrdir. For information on wheelchair accessible taxi services, please ask

Parking

·       The parking area is a short walking distance from the cottage down a fairly steep ramp to get to the main house and the cottages

·       This area is on an incline

·       The surface of the parking area is tarmac

·       Lighting of the area is reasonable after dark, additional can be provided if needed

Dining area / breakfast room

·       The breakfast room is on the ground floor

·       The floor surface is carpet tiles and there are no rugs

·       The chairs at the dining tables do not have arm rests

·       There is no easy-grip cutlery available

·       Menu information can be provided in large print if required

Access Statement - Farmhouse

Main Entrance

·       The main entrance is approached by a flagstone pathway

·       Entrance is possible via two doors, into the breakfast room with a threshold of 60mm or further along into the hallway at the base of the stairs

·       The width of the door into the dining room is single width opening of  520mm and it has a lever handle to open

Lounge

·       The lounge is on the ground floor

·       The floor surface is carpet and there are some unsecured rugs present

·       There is an armchair available in this room (arm rests and firm back support)

·       There is no TV available in this room

·       Lighting within the room is good and there is additional available if required

Stairs

·       The stairs to the first floor have a wooden handrail on the left side ascending

·       The flight consists of 11 steps which are not steep and are consistent throughout

·       Lighting on the stairs is good

·       The step nosings are not highlighted

·       The surface of the stairs is fixed carpet

First Floor Bedroom (Double or Twin) with en-suite bathroom

·       The door has a knob handle and a turn key lock

·       The floor surface is carpet and there are no rugs

·       The height of the bed is 520mm

·       There is reasonable manoeuvrability within the room

·       Storage is available at a range of heights available

·       Lighting is good within the room and there is lighting available at the bedside

·       The room has a TV with remote control, but no Teletext facility

·       There is predominantly an all white finish in the bathroom, i.e. there is a white bathroom suite with white walls

·       There is a shower only available in this bathroom

·       The height of the shower tray is very high - 430mm. There is no temporary step to aid getting in and out of the shower

·       The shower control is at a height of 1450mm and is lever handle controlled. It is also easy to identify directions for hot and cold water

·       The shower head is not height adjustable

·       There is no shower seat available, however there is a small area suitable for sitting if it is required

·       The toilet seat is at a height of 420mm. There is no toilet seat raiser available

·       There are no grabrails anywhere within the bathroom

·       The bathroom floor has an anti-slip surface and there are towelling bath mats available

First Floor Bedroom (Single Room with en-suite shower and basin)

·       The door has a knob handle and a turn key lock

·       The floor surface is carpet and there are no rugs

·       The height of the bed is 600mm

·       There is reasonable manoeuvrability within the room

·       Storage is available at a range of heights available

·       Lighting is good within the room and there is lighting available at the bedside

·       The room has a TV with remote control available, but no Teletext facility

·       There is predominantly an all white finish in the bathroom, i.e. there is a white bathroom suite with white walls

·       There is a shower only available in this room

·       The height of the shower tray is quite high - 335mm. There is no temporary step to aid getting in and out of the shower

·       The shower control is at a height of 1180mm and is lever handle controlled. It is relatively easy to identify directions for hot and cold water

·       The shower head is not height adjustable

·       There is no shower seat available

·       There are no grabrails within the shower

·       The hand basin has separate twist taps

Toilet and Shower Room

·       The room has a knob handle and a slide bolt to lock

·       The flooring is carpet

·       The height of the toilet seat is 400mm

·       There are no grabrails for use with these facilities

·       The hand basin has separate crystal top, twist taps

·       The height of the shower tray is 300mm. There is no temporary aid to getting in and out of the shower

·       The shower control is at a height of 1470mm

Access Statement – Melin

Main Entrance

·       The surface directly outside the cottage is cobbled stone and there is a step and a small ramp to get to the cottage

·       The door has a lever handle which does not contrast with the colour of the door

·       There is a slight threshold to get in

·       Lighting is good outside the cottage after dark

Bathroom

·       The bathroom is located on the ground floor

·       There is predominantly an all white finish in the bathroom, i.e. there is a white bathroom suite with white walls

·       There is a shower only available in this cottage

·       The height of the shower tray is 130mm

·       The shower control is at a height of 1240mm, and there is a thermostat control function on it to control the temperature of the hot water

·       The shower head is height adjustable

·       There is no shower seat available

·       The toilet seat is at a height of 430mm. There is no toilet seat raiser available

·       There are no grabrails anywhere within the bathroom

·       The bathroom floor has an anti-slip surface and there are towelling bath mats available

Ground floor bedroom (bunk beds within the lounge area)

·       The height of the bottom bunk is 400mm; the top bunk is at a height of 1200mm

·       The mattresses are reasonably firm

·       Storage available consists of shelves at a various heights

·       There is lighting available at the bedside

Lounge

·       The lounge is located on the ground floor

·       Manoeuvrability within this area is reasonable and furniture is moveable so can be rearranged to suit

·       There is seating available with arm rests and back support

·       The furniture contrasts in colour to its surroundings

·       The TV is not wall mounted and has a remote control and Teletext facilities

·       The room is quite dark but there is additional lighting available if required

·       The floor has a wooden surface

Kitchenette

·       Storage is available from a seated position

·       The kettle is corded, but easy to grip

·       The microwave is wall mounted in a relatively high location

·       There is no oven available

·       The sink taps are separate crystal top taps

·       The fridge is located on the floor and easy to access

Stairs

·       The stairs to the first floor have a wooden handrail on the left side ascending. This does contrast in colour to its background

·       The step nosings are not highlighted

·       Lighting on the stairs is good with spotlighting and wall lights

First Floor Bedroom (Double & Single Bed)

·       There is a safety gate immediately at the top of the stairs into the bedroom

·       The floor surface is wood and there is a unsecured rug in this room

·       The height of the double bed is 470mm; the single is 460mm and the mattresses are reasonably firm

·       There is limited room to manoeuvre

·       Storage is available at a range of heights on the shelves provided

·       There are low beams in this area, which are colour contrasted with their background.

·       The light switches are positioned on the beams and there is also bedside lamps available

·       There is a large paned door / window leading on to a balcony which may cause difficulties for people with visual impairments. Caution is advised when using this facility

Access Statement – Beudy

Main Entrance

·       The surface directly outside the cottage is cobbled stone and there is a step and a ramp to get to the main entrance

·       This cottage has double doors, with the single width opening of 470mm and double of 980mm

·       The door has a lever handle which does not contrast with the colour of the door

·       There is a slight threshold to get in, at a height of 50mm

·       Lighting is good outside the cottage after dark

·       The bathroom is located on the ground floor

·       The door has a width of 730mm

·       There is predominantly an all white finish in the bathroom, i.e. there is a white bathroom suite with white walls

·       There is a shower only available in this cottage

·       The height of the shower tray is 130mm

·       The lounge is located on the ground floor

·       Manoeuvrability within this area is limited

·       There is an armchair available if required and furniture can be rearranged to suit

·       The furniture contrasts in colour to its surroundings

·       The TV is not wall mounted and has a remote control. This television does not have the Teletext function

·       Lighting within the room is reasonable

·       The floor has a wooden surface

Kitchenette

·       Storage is available from a seated position

·       The kettle is corded, but easy to grip

·       The microwave is located at worktop height

·       There is no oven available

·       The sink taps are separate crystal top taps

·       The fridge is located on the floor and easy to access

Stairs

·       The stairs to the first floor have a wooden handrail on the right side ascending

·       The flight consists of 12 steps, 4 to the landing and 8 to reach the first floor. There is no resting space on the landing

·        This does contrast in colour to its background

·       The step nosings are not highlighted

·       Lighting on the stairs is good with spotlighting and wall lights

First Floor Bedroom (Single Bed)

·       The floor surface is wood and there are no rugs in this area

·       There are low beams in this bedroom which do contrast in colour to the ceiling, but caution is advised

·       The bedroom area is partly edged by a low banister, which is at a height of 530mm

·       The height of the bed is 300mm and the mattress is reasonably firm

·       There is limited room to manoeuvre

·       Storage is available on a hanging rail only

·       The light switches are positioned on the beams and there is no bedside lamp available
